Republic Square turns 100: what $100,000 buys at each step away from it
The centenary of the start of the square's construction is on UNESCO's calendar. We looked at how much flat the same money buys 500 m, 1, 2 and 5 km away from it.

Work on Republic Square began about a hundred years ago, and its centenary is on UNESCO's 2026–2027 calendar of anniversaries. At the end of October an exhibition of archive photos marking it opened at UNESCO headquarters in Paris (Armenpress, Armenpress, Armenian Foreign Ministry). We looked at something that can be measured today: what it costs to live next to it.
Half a century of building
The square was designed by the architect Alexander Tamanyan as part of his general plan for Yerevan. Building began with Government House, and the last building, the National Gallery, was finished in 1977 (Wikipedia, Armenia Discovery). So the square we know took about half a century to build.
Rings around the square
We took listings of flats for sale seen in the last 30 days that sit at a checked position on the map. The same flat listed on several websites counts once. Distance is in a straight line from the centre of the square. For each ring we show the median: the price with half of the listings below it and half above. It reacts less to a few very expensive or very cheap listings than a plain average does.
| Ring | Median ($/m²) | Middle half (25–75%) ($/m²) | Listings | For $100,000 (m²) |
|---|---|---|---|---|
| 0–500 m | 3,934 | 2,997–5,091 | 188 | 25 |
| 500 m – 1 km | 3,556 | 2,901–4,540 | 414 | 28 |
| 1–2 km | 3,037 | 2,393–3,806 | 707 | 33 |
| 2–5 km | 2,112 | 1,765–2,625 | 3,080 | 47 |
| 5–15 km | 1,739 | 1,484–2,038 | 2,223 | 58 |
Within 500 m, a square metre of flat is listed at about $3,900; 2–5 km out, at about $2,100. So next to the square a square metre asks about 86% more. The biggest step is between the 1–2 km and 2–5 km rings: about 30% lower.
The flats for sale next to the square are also bigger: the median size is 100 m² and the median asking price $350,000 (the two medians are computed separately). 2–5 km out, it is 77 m² and $156,000.
What $100,000 buys
Divide $100,000 by each ring's median price and you get roughly how many square metres that money buys. Next to the square it is about 25 m², the size of a small studio. 2–5 km out it is about 47 m², a typical two-room flat. 5–15 km out, about 58 m². This is arithmetic, not a particular flat: listings at that price can be bigger or smaller.

Roughly Arabkir, Kanaker-Zeytun and most of Shengavit, plus the inner halves of Nor Nork, Ajapnyak and Davtashen.
Renting
For people who rent, the gap is smaller. Within 500 m the median monthly rent is about $1,380 (the median flat is 83 m², about $16 per m²). 2–5 km out it is about $970 (70 m², $14 per m²). So renting a square metre next to the square costs only a little more (about 16%), while buying one asks about 86% more.
